Commercial & Multifamily

Sewer diagnostics and rehabilitation for multifamily and commercial properties.

We partner with property managers, HOAs, owners, and facilities teams on camera-documented sewer and drain projects for multi-unit and commercial properties.

Overview

What commercial & multifamily actually means

Sewer and drain work in multifamily and commercial settings is not only about the pipe. It also requires planning around tenants, parking, business hours, and access so building operations can continue.

Typical scopes: chronic mainline backups in apartment buildings, cast iron drain restoration in older multifamily properties, scheduled hydro jetting for restaurants and commercial kitchens, CIPP lining of shared mainlines, and emergency service when a building loses drainage.

Pricing and scope are documented in writing. Where a phased plan makes sense — for example, an HOA rehabilitating mainlines building by building — we lay out the phases clearly.

What's included

  • Apartment building, condo, and HOA sewer rehabilitation
  • Commercial kitchen and restaurant drain maintenance
  • Shared mainline CIPP lining with minimal tenant disruption
  • Scheduled jetting maintenance programs
  • Written scopes, phased plans, and clear documentation

How the work goes

  1. Walk the property

We meet on site, walk the building or complex, and identify the specific lines, cleanouts, and access points involved.

  2. Camera the affected lines

Documented camera inspection of every line in scope so the recommendation is based on what we actually see.

  3. Written scope & phasing

You get a written scope of work, pricing, and — if appropriate — a phased plan that fits your operating constraints.

  4. Execute around the building

We schedule the work to minimize disruption to tenants, customers, and parking.

  5. Documentation

Camera footage, written report, and any city sign-offs handed over for the property file.

Ideal for

  • Apartment buildings and condo communities
  • Property management companies
  • HOAs planning phased pipe rehabilitation
  • Commercial buildings, retail, and corporate facilities
  • Real estate professionals coordinating repairs before close

Common questions

Common questions about commercial & multifamily

How disruptive is trenchless work to my property?

Most trenchless jobs are lower-disruption than open excavation and use one or two compact access points. You should still expect temporary fixture downtime and active equipment on site during the repair window. We outline access points, downtime expectations, and restoration scope in writing before work begins.

Do you pull the permits and coordinate with the city?

Yes, when permits or city sewer connection coordination are required, we handle that process. Requirements vary by city, scope, and connection type, so not every job has the same permitting path. We list permit responsibilities and expected city-related fees in the written scope before starting.

How often should a commercial or apartment property be jetted?

Jetting frequency depends on line use, blockage history, and what inspection footage shows. Grease-heavy commercial lines may need more frequent service, while some multifamily mains are stable on longer intervals. We recommend a maintenance cadence based on building-specific evidence, then adjust it using follow-up results.
